Please read our application criteria and community policies below.
Each adult who will live in the apartment must submit an application.

Application Fee: $100.00 per applicant. (Non-refundable)

Non-refundable Holding Fee: This fee is applied to your first month’s rent. The holding fee must be paid to reserve the apartment and is non-refundable.

Borough Inspection Fee: $75 one-time fee.

Once your application has been approved, you will need to provide the following to reserve the apartment:

1. Payment of your security deposit equal to 1 or 1.5 months’ rent subject to approval.

2. Proof of Renters Insurance that complies with lease requirements.

3. PSEG Account number. Electricity must be switched to your name on the lease start date.

Income: Each occupant over the age of 18 must complete an application and demonstrate a verifiable income. Applicants must have a verifiable monthly income of at least 2.5 times the monthly rent.

Combined Income: Applicants’ combined income will be considered if each applicant earns at least 60% of the required qualifying rent.

Credit: A credit history depicting any of the following may be grounds for denial:

  1. Unpaid liens, judgments, or similar issues.
  2. Bankruptcy, unless applicant can provide verification that positive credit has been reestablished and maintained after three years of bankruptcy.
  3. We use a statistically validated scoring model to assess each applicant’s risk regarding their ability to pay monthly rent. The model takes into consideration many aspects of an applicant’s credit history and income to determine the amount of risk for that particular applicant. Management has set specific decision points within the models score range for Rosera Wesmont.

Rental History: Applicants must demonstrate at least two years of rental or ownership history, if applicable. A history of poor payment records, destructive or abusive behavior, or poor housekeeping practices will be grounds for denial.

Co-signers: Co-signers will be considered only where income is deficient, not with credit or job defaults. Co-signers must qualify at 4 times the qualifying rent.

Criminal: A criminal background check will be run on all conditionally approved applications in accordance with The New Jersey Fair Chance in Housing Act. Please refer to the “Criminal Background Check Disclosure Statement” portion of your application for the complete policy and criteria.

Occupancy: There is a maximum occupancy limit on each type of apartment. Studio and One bedroom – 2 occupants, two bedrooms – 4 occupants, and three bedrooms – 6 occupants. Violation of this regulation will result in eviction if not corrected immediately.

Every applicant will be required to submit the following documentation:

1. Copy of photo identification (for each applicant)

2. Copy of social security card (for each applicant)

3. Proof of Income (W2, Four weeks of pay stubs, and letter of employment from current employer stating earnings. Download here: Employee Verification)

5. Completed Application with all supporting documents.

Garage Parking: $150 per month/reserved parking spot

Amenity Fee: $75 per month

Month-to-Month Addendum: After the first lease term, tenants may sign a month-to-month addendum for an additional monthly fee of $200
